A Tuscany villa with a chef or a Florence hotel?

Jump to the practical guide

Choose the villa if being together at home is the point. Choose Florence if the city should be outside your door. A resort villa can sit between them—but a chef on a service list is not the same as a fully staffed stay.

Three ways to make Tuscany feel like your own

Choose a private villa when the house itself is the holiday: shared breakfasts, long lunches and afternoons with nowhere else to be. Choose Florence when independent city time matters more than a private pool. A resort villa can combine household space with selected hotel services, but only the services attached to the actual dates and rate. Start with the day you want to repeat, not a list of famous properties.

These are three different operating models, not three ranks of luxury. An independent house may need a separately arranged cook; an exclusive-use property may have a resident team; a hotel-connected villa may offer scheduled meals rather than a dedicated chef. Ask which model is being proposed before comparing photographs or totals. A kitchen you can use is not a chef service, and an available service is not automatically included.

The properties below provide concrete examples from their own public descriptions. We have not inspected them or obtained availability, a quote, a partnership or an allocation. Nine primary pages reopened October 24, 2026 support the distinctions; our comparison, questions and sample brief are editorial tools. The opening photograph shows the Tuscan landscape, not one of the properties offered for a stay.

On the trip-planning page, the choice of places is decision 2 of 6, the route: which places, how many nights in each, and the reason for each stop.

Chef included, chef on request, or simply a kitchen?

Borgo Santolina describes exclusive-use weekly stays with an in-house chef, manager and housekeeping. That is an example of a team attached to the stay, not evidence that every villa advertised with chef services works that way. Its homepage also explains that dining choices are developed around the group's days. The useful next step is a meal schedule, not an assumption that a phrase covers unlimited food, wine or service.

Separate the labor from the meal: cooking, shopping, ingredients, drinks, table service and cleanup are different lines. Agree which breakfasts, lunches and dinners are covered, for how many people, at which times and with what notice for changes. Ask about the chef's non-service day and the plan for a late arrival. A restaurant reservation elsewhere should not leave you accidentally paying twice for an unused in-house dinner.

Rosewood's in-villa dining page describes experiences such as a barbecue, pizza or breakfast served at the residence. That establishes a possible dining format, not a chef reserved exclusively for your group all day. If a cook is hired separately at another house, establish who supplies equipment, buys provisions and cleans afterward, with the house's approval. For the first email, describe meal priorities without sending medical histories or sensitive dietary records.

Read the bedrooms and private boundary, not just capacity

Borgo Santolina's accommodation description places 14 en-suite rooms across three connected buildings. Rosewood's Villa Agresto description distributes bedrooms between a ground floor, an upper floor and an annex. Neither description proves that a particular allocation suits your group. A family may need nearby rooms, while two couples may prefer distance from one another; a total guest count cannot answer either question.

Ask for a room-by-room plan with bed configuration, bathrooms, floor, entrance and the route to meals and the pool. Confirm any connecting door rather than treating two nearby rooms as connecting. An annex can provide independence or create an unwanted walk after dinner. Ground-floor accommodation is not, by itself, evidence of a step-free route or an appropriate bathroom. Request a factual description of the route, not a generic reassurance about accessibility.

Define the exclusive-use boundary: which buildings, garden, pool and dining spaces are yours, and whether staff or other visitors pass through them. Agree housekeeping windows, laundry turnaround, after-hours assistance and which rooms the team may enter. Service should reduce coordination without taking over the household. Visitors, musicians and a celebration dinner need separate permission; an accommodation booking does not automatically authorize an event.

A resort villa changes when the resort closes

Villa Agresto's general villa policy describes breakfast plus a choice of lunch or dinner, with restaurant or in-villa arrangements and alcoholic drinks excluded from that meal. Its housekeeping policy also specifies service hours. Those are useful details to check against a proposal, not a promise for every seasonal package. Do not combine the most attractive inclusions from several pages into a rate that the operator has never offered.

There is a specific winter example. Rosewood's Winter Villa Escape page gives January 7–March 17, 2027 as travel dates and says the suites and main borgo facilities remain closed until March 18. It describes selected villa services and a virtual concierge, while the winery and private golf club remain open. That is a different holiday from a villa with the main hotel operating around it. An open winery is not an included tasting or unrestricted appointment.

For any shoulder-season stay, list the services that matter: dining venue, pool heating, spa, children's activities and transport within the estate. Ask which will operate, which are on request and what the alternative is if unavailable. A heated-pool description does not settle temperature, cover, hours or suitability for your dates. A car for guests to drive is not a chauffeur. Keep a date-specific facilities list beside the accommodation proposal.

Florence buys independence, not unlimited access

Hotel Savoy's Family Suite page describes two bedrooms, two bathrooms, shared living space and kings that can be twinned, at its Piazza della Repubblica address. It is a concrete city alternative for people who want a shared base without an entire country property. The published layout does not confirm a particular room, extra bed or allocation for your dates. Verify the combination before building the trip around it.

A city hotel can make separate mornings easier: one person goes out, another returns for a break, and nobody needs to move the whole household. That is our decision criterion, not a claim that every Florentine address is equally convenient. Use the actual entrances and reservations you need. Check the path from a vehicle drop-off to reception, elevators, stairs and the bathroom rather than inferring suitability from a central map pin.

Compare meal and transport benefits in the exact rate. An airport transfer described as one-way does not settle the return, waiting, seats or baggage; in-room dining available around the clock does not mean it is free. A hotel concierge or private guide does not remove museum ticket rules or make a gallery private. Our culture and Uffizi guides explain those separate decisions. Choose the city for freedom of movement, not an invented promise of special access.

Choose the address around the days you will leave it

Tuscany is not a single point near Florence. Rosewood gives a Montalcino address and publishes arrival directions; those directions should be read for the actual approach, not replaced with a generic map shortcut. Borgo Santolina's homepage and Getting Here page give different Rome-airport journey estimates: two and a half hours versus three. We have not road-tested either. That discrepancy is a reason to obtain a date- and route-specific plan, not choose the faster figure.

Start with the outings that genuinely matter: city art, a countryside lunch, a tasting, or no departure at all. Ask for pickup, parking or drop-off, walking to the destination, waiting and the return. A scenic distance is not a door-to-door duration. Allow the driver to assess luggage, vehicle size and the approach, including a practical alternative after dark or in poor weather. Avoid scheduling a prepaid visit against an unverified arrival time.

A split stay earns its packing day only if each base protects something important. One possible brief is a city chapter for concentrated visits, followed by a countryside chapter with fewer departures; that is not a fixed itinerary or a minimum number of nights. A full week in one house may be better for a group that wants time together. Use our private-driver and ZTL guides for transport questions, and the Montalcino wine guide for a tasting day rather than duplicating either here.

Country time can be the plan, with service around it

A well-serviced country stay does not need an excursion every day to justify itself. Decide what an unhurried afternoon looks like for this group: a meal, reading, a swim, a short outing or separate activities. Protect a wet-weather version too. Ask where people can retreat without shutting down the shared space, and who arranges food when the group divides. This is a service-design question, not a competition to book the most activities.

Borgo Santolina's activities page separates an all-inclusive section from requested extras, including wellness activities, riding and winery outings. Its homepage says spa services cost extra. Do not transfer the word all-inclusive to every experience on the site. A trail on the estate is not evidence of terrain suitable for each traveler; a treatment room does not establish an appointment, clinical benefit or a therapist available at the hour you want.

Rosewood's services page lists family activities and babysitting on request, rather than proving that every age, date or hour is covered. For children, clarify supervision, operating dates and booking rules without collecting personal records in an initial inquiry. If a spa or treatment program is central, use the separate wellness guide and confirm scope directly with the provider. Country privacy and a staffed day can coexist, but only when the ordinary logistics have been agreed.

Compare the complete stay and the contract together

Put proposals on the same basis: dates, nights, bedrooms, occupants and the meals you intend to share. Separate accommodation from staff, provisions, drinks, heating, cleaning beyond the routine, activities, vehicles, drivers and planning fees. Mark each item included, extra or unconfirmed. A cost per person cannot fairly compare one group's occupied bedrooms with another property's theoretical maximum capacity. A lower headline is not a saving if the missing services are essential.

Read minimum nights, change rules, deposit and cancellation together. The Winter Villa Escape page, for example, states a two-night minimum, VAT included and city tax excluded. It also combines a 50% non-refundable confirmation deposit with a separate cancellation timetable. Do not read an earlier cancellation deadline as proof that all money returns. Have the contract explain each payment and what is retained, credited or refundable for the actual circumstances; we have not interpreted an individual contract.

For a separately arranged chef or driver, confirm whose terms apply and who coordinates changes with the residence. Check visitor and event permissions, damage deposits, payment milestones and the plan if a material service cannot operate. These are questions to settle before committing, not evidence that a booking exists through us. Public descriptions are useful for a shortlist; the dated, complete proposal is what should determine a decision.

A short brief is enough to start

A hypothetical, non-identifying brief could be: six adults, three bedrooms, relaxed breakfasts and several dinners together, some independent Florence time and no daily long transfer. The unresolved choice is whether to combine two bases or favor one address. That is a useful starting point, not a quote, an available property, a recommended schedule or a statement about a real client's budget. The first exchange should identify what would change the decision.

Email approximate dates and flexibility, travelers and bedrooms, the balance of city and country days, and the meals or staff you want. A total trip budget excluding flights is optional; explain if you mean accommodation only instead. There is no need to send a full itinerary, passport details, financial records or a list of everyone's private requirements. Mention the one priority you do not want to compromise so the conversation can focus on fit.

The email opens in your own mail app and nothing is sent until you choose to send it. It goes to Italy, Sourced, not automatically to a named property. A call is optional through the separate call link. Before any introduction, commitment or payment, provider identity, role, scope, fees, availability, data sharing and terms need to be clear. We do not claim a property partnership or a booking simply because it appears in this guide.

Related questions

Does a Tuscany villa with a chef include every meal?

Not necessarily. Confirm meals, service hours, ingredients, drinks, serving and cleanup in the actual proposal. An arranged chef experience is different from a dedicated household team.

Is an exclusive-use villa the same as renting every room?

Confirm the whole private boundary, including buildings, pool, garden and staff routes. Bedroom capacity alone does not establish exclusive use or permission for an event.

Can a resort villa operate while the hotel is closed?

Yes, a property may describe a separate seasonal villa product. Check the dated facilities list and included services rather than importing the normal hotel offer.

Should we stay in Florence or in the countryside?

Favor Florence for frequent independent city visits and a country base for time at home together. Compare actual addresses and the whole outing before choosing a split stay.

Does a car included with the villa mean a private driver?

No. A self-drive vehicle and a chauffeur service are different arrangements. Confirm driver eligibility, coverage, baggage and any separately arranged transfers.

How should we compare villa and hotel costs?

Use the same dates, travelers, occupied bedrooms and planned meals. Add mandatory charges, staff, food, drinks, transport and activities before comparing conditions and totals.

Can we email before choosing a property?

Yes. Send dates, travelers, bedrooms and your city-country and meal priorities. Budget is optional, no signup is required, and a call happens only if requested.

Choose the days you want first. Then choose the address, the service and the terms that support them. The best Tuscan stay is not the one that keeps you busiest coordinating it.
