Renting in Italy from Abroad

Jump to the practical guide

The apartment looks right. Before sending money, make sure the agreement does too: the exact home, the person renting it, the full cost, the registration plan and what happens if your move falls through.

The short answer: check the agreement, not only the apartment

Renting from another country makes it easy to confuse three milestones: finding a place you like, securing a usable agreement and establishing the right to live in Italy. They are different decisions. An attractive photograph, a payment receipt and a long-stay visa each answer a different question; none can stand in for the other two.

This guide concerns private housing for a move or an extended stay, not a hotel booking or a promise of available apartments. Our suggested order is simple: identify the home and contracting party, understand the written terms, itemize the money, check registration and plan for a delayed arrival. Keep your immigration route open in a separate file. The Foreign Ministry distinguishes short visits from national visas for stays longer than 90 days; a rental does not replace that entry decision.

Name the rental category before choosing the dates

The Revenue Agency's RLI instructions distinguish ordinary residential leases, agreed-rent leases, temporary leases and university-student leases. A furnished apartment is a description of the contents, not the name of a legal contract category. A tourist booking is not automatically suitable for the administrative purpose of your move.

Ask which category is being offered, why it fits the intended stay, the start and end dates, and the written rules for renewal and leaving early. If a temporary or student category is proposed, have its requirements checked for the actual city and circumstances. The official instructions reopened here are an archived regional copy: useful for understanding the categories and record fields, not a substitute for the current form or an individual legal review.

What does the advertised monthly rent actually include?

The University of Pisa advises checking that the requested price matches the advertisement, that included services and expenses are specified, and that the terms have not changed by signing. Its examples include bills, condominium charges and a washing machine. That is local student-housing guidance, not a national rent survey.

Turn the attractive monthly figure into a written budget. Ask for base rent; electricity, gas, water and internet; building charges; any other recurring charge; and each one-time cost. For every extra, ask whether it is included, a fixed amount or an advance reconciled against actual costs. Do not compare one all-inclusive room with another listing's base rent as though the prices measure the same thing.

Do not send one unexplained sum called a deposit

Before paying, ask what each amount is for. Is it the security deposit, rent for a named period, a reservation payment, an agency fee or a platform charge? Request the amount, recipient, due date and written refund conditions for each. A payment described loosely as a deposit does not tell you what happens if you cancel, fail to arrive or disagree about the property's condition.

Pisa's Foundation Course tells prospective students to obtain a rental contract and arrange written terms for recovering rent or a deposit if they cannot come to Italy. That is a request to negotiate and check a protection, not a guarantee that an automatic refund exists. Have a qualified adviser assess an unfamiliar payment clause or guarantee before accepting it. We do not quote one national deposit amount or determine whether a particular demand is lawful.

Evidence note. The course discourages long-term pre-visa/pre-arrival payments and recommends a contract with written refund arrangements if the student cannot come. It does not establish universal refund rights.

Know who is offering the home—and who receives the money

Our verification questions are these: what is the full address and exact room or apartment; who will sign; in what capacity are they acting; and how can their authority to offer that home be checked? If an agent or existing tenant is involved, ask for the relevant authority or subletting basis to be reviewed. Request an explanation for a payee whose name differs from the contracting party. A document image alone does not settle those questions.

Bologna's university housing page makes an important distinction: its university/ER.GO notice board checks listing information but does not take responsibility for tenancy agreements. Apply that distinction carefully elsewhere. A listing service, university link or platform logo is a starting point for research, not a guarantee about every contract or payment. Pause when the documents, property and explanation cannot be reconciled; this page cannot authenticate a landlord.

Arrange your codice fiscale through the appropriate official route

The Foreign Ministry identifies property leases among the transactions requiring a codice fiscale. This is the official identifier, not a permit to stay or a finding that you are tax-resident. Arrange the appropriate request route before the agreement needs it rather than treating an online code calculator as an issued certificate.

The route depends on your location and circumstances. Our separate codice fiscale dossier organizes the official channels; reopen the relevant office's instructions for your case. Ask the person preparing the lease what identity records are required, why they are required and how to provide them securely. Do not send a passport or tax-code document merely because an unverified advertiser requests it in a chat.

Registration: two different 30-day questions

The Revenue Agency's September 2026 services guide says registration is due within 30 days of signing, or of the lease's start if that is earlier. It separately says there is no registration obligation for contracts that do not exceed 30 days in total during the year with the same tenant. These are different clocks: a filing deadline and a duration threshold. Do not turn a series of short agreements into a blanket exemption without checking the combined stay.

The guide identifies the Contratti di locazione–RLI service and an in-person route for people without the required online credentials. Before signing, agree who will handle registration and provide the resulting record, then calendar the actual deadline. The source linked here is the Agency's September 2026 guide reproduced by the official professional order in Tivoli, not a private blog's interpretation. Registration is an administrative step; it does not guarantee that an apartment is suitable or available.

A signed lease, a bank receipt and registration are not the same record

Keep a complete signed agreement, the terms supporting each payment, payment evidence and the registration outcome together. The archived official RLI instructions distinguish confirmation that a file was transmitted from the later result confirming registration or reporting rejection. Ask for the actual outcome, not only a screenshot saying a file was sent.

Check that the names, address, dates and agreement match across the records. If something is missing or inconsistent, use the current Revenue Agency service or qualified local assistance. Bologna's university registration page identifies assistance for its own students; that is a local example, not a concierge service for every newcomer. We have not submitted a registration or tested an appointment for the reader.

If your visa or arrival is uncertain, make that a written question

Bologna describes accommodation documentation as part of the process for its non-EU students. That explains why someone may need to address housing before every part of the move is settled. It does not mean every rental contract is acceptable for every visa, or that having a lease means the visa will be approved.

Ask the competent consulate or office which evidence the actual application requires. Separately, have the agreement reviewed for a visa refusal, a delay or a changed arrival date: who keeps which payment, whether a date can move and what notice is needed. Resolve those questions before the transfer, not in a message after the deadline. Written wording still needs to be appropriate and enforceable for the actual agreement.

Before paying, request one written summary

Our checklist combines the separate records into one decision sheet. Request the property and room; contracting party and capacity; contract category and dates; rent and recurring extras; each upfront amount, recipient and purpose; cancellation, notice and refund terms; and who will complete registration and share its outcome. Read the agreement in a language you understand, with qualified help if necessary. Compare the summary against the contract before sending money.

For the eventual handover, request a jointly acknowledged inventory and condition record: furnishings, existing defects, keys and any relevant meter readings. This is our recordkeeping recommendation, not a statutory form or a promise that it resolves a deposit dispute. Keep your own copy of the complete file. If a question cannot be answered, the next useful step is clarification or professional review—not a faster payment.
